Description
The City of Edmonton's Real Estate and Land Development branch is seeking a dedicated and strategic professional to join our Property Transactions team. In this role, you will leverage your real estate expertise to handle complex property negotiations, including the acquisition, sale, and leasing of real property.
Your efforts will directly support capital projects, civic accommodations, and Council directives, ensuring that the City's diverse portfolio of commercial, industrial, and residential assets is managed sustainably. By joining our team, you will contribute to generating market-supported revenue for the City while actively advancing our strategic community objectives.
What will you do?
- Negotiate and review intricate real estate transactions, land requirements, and lease agreements on behalf of City departments
- Coordinate, prepare, and review essential legal documentation for property dispositions and acquisitions in collaboration with legal counsel
- Develop and execute comprehensive marketing and disposition strategies for surplus city land
- Evaluate offers to purchase or lease, address inquiries, and perform thorough site inspections and due diligence
- Prepare and present clear, concise reports and recommendations for leadership and Council regarding complex agreements
- Build and maintain collaborative relationships with land developers, buyers, tenants, real estate agents, and internal city teams
- Perform other related duties as assigned
- Bachelor's Degree in Business, Economics, Urban Planning, Law, or a closely related discipline
- Minimum of 5 years of progressively responsible experience in real property appraisal and contract negotiations
- Possession of the Accredited Appraiser Canadian Institute (AACI) designation or an equivalent professional real estate designation
Assets:
- Experience navigating large, complex corporate environments
- Solid background knowledge of the legal frameworks governing commercial real estate transactions
- Experience negotiating directly with real estate professionals, lawyers, and industry advisors for office and industrial properties
Skills required for success:
- In-depth knowledge of property valuation, current real estate market trends, construction costs, mortgages, and commercial leases
- Strong understanding of relevant legislative frameworks, such as the Municipal Government Act and the Expropriation Act
- Outstanding communication, problem-solving, and analytical skills to navigate sensitive, multi-faceted negotiations
- Ability to exercise sound independent judgment, balance multiple competing priorities, and handle a complex workload with minimal supervision
- Proficiency with modern business software and Google Suite

Conditions of Employment:
- Hire is dependent on a Criminal Records Check (CRC) that is satisfactory to the City of Edmonton, and there may be a cost associated with this requirement
- Candidates are required to hold a valid Alberta Class 5 driver's license (or provincial equivalent) or higher. Candidates will be required to arrange their own transportation and, where appropriate, will be reimbursed in accordance with City of Edmonton policy. This may require the candidate to obtain business-use auto insurance

Work Environment:
- This position may be eligible for a hybrid work arrangement with the flexibility to work from both home and the worksite as per the Letter of Understanding between the City of Edmonton and Civic Service Union 52.
- The weekly hours of work for this position are currently under review and may change at a future time. Any changes will be made in accordance with the City of Edmonton/Civic Service Union 52 collective agreement, and the incumbent will be notified in advance.
