Lease compliance review and analysis of landlord billings related to escrow payments in the form of base rent, CAM, real estate taxes, and insurance. Collects, analyzes and reconciles data to detect deficient controls, duplicated effort, extravagance, fraud, or non-compliance with laws, regulations, and management policies of invoices and annual operating expense statements and charges.

Job Details:
  • Performs desktop audit of pass-through expenses such as real estate taxes, utilities, common area maintenance, repairs and improvements (including capital improvements), security systems, salaries, advertising/signage, and insurance and ensures prompt and accurate payment of said items via Lucernex real estate system 
  • Researches and obtains documents and information to determine whether events or processes comply with laws, regulations, lease or standards. 15%
  • Communicates with landlords, lease renewals, rent administration and legal departments to promptly resolve audit findings, negotiate settlements and secure financial recoveries. 10%
  • Prepares audit notification letters. 
  • Maintains audit tracking database. 
  • Assists in designing and developing comprehensive real estate lease audit procedures for identifying locations for audit
  • Ability to understand, interpret, and abstract complex commercial lease terminology
  • Ability to work with and comprehend massive amounts of information, and follow verbal instructions
  • Research, problem-solving and analytical skills
  • Negotiation skills
  • Ability to work independently as well as be a team player in a customer-driven environment
  • Basic to intermediate knowledge of Microsoft Office programs, including Excel
Qualifications:
  • Bachelor's degree in business preferred.
  • Two years lease audit/administration or commercial property accounting experience.
