Provides lease compliance/administration for all traditional and market stores as it relates to landlord maintenance and compliance. Audits and interprets lease language relating to maintenance responsibilities, use restrictions, compliance with laws, and other landlord/tenant responsibilities.
Job Details:- Administration of landlord maintenance on 2,200-2,400 locations through Lucernex
- Resolve instances of Tenant (DG) default by researching and interpreting lease obligations, determine the appropriate corrective measures and partner with internal partners to initiate plan of action to ensure compliance of the lease. Communicate with Landlords and/or their attorneys regarding the plan of action and/or disputes claim.
- Assist in the resolution of difficult repair & disputes and escalate to management as necessary. Serve as escalation point for Lease Compliance Coordinators.
- Advise any issue to management that could potentially close a store or cause harm to our employees or customers. Make recommendations for resolutions. (15%)
- Responsible for preparing, analyzing and distributing department reports
- Participate in miscellaneous Lease Compliance projects as requested.
- Ability to work in a highly confidential, professional team environment
- Advanced skills in communication (verbal and written), team problem solving, negotiation, multi-tasking, analytical and project management
- Attention to detail, organization, and timely follow-up
- Knowledge and understanding of the retail industry
- Self-motivated to achieve company, departmental and personal goals
- Ability to manage and track, in an organized manner, a large volume of tasks
- Intermediate knowledge of word processing, spreadsheet, and database applications
- Capable of working independently
- Ability to effectively communicate both verbally and in written form to a large variety of internal and external partners
- College degree in business or related field or demonstrable equivalent experience.
- Three to Five years of experience in Facilities Management, Legal, or Lease Administration fields preferably in a retail environment.
