General Summary:
Manage national Tax Appeal and External Audit programs, including budget forecasting, accruals, vendor contract negotiations, vendor assignments & project approvals, and program reporting requirements. Provide oversight into deficiencies within the internal audit program and report findings to Sr. Manager. Manage and prioritize the identification and reconciliation of outstanding utility accruals for stores located within shopping centers—utilize critical thinking and problem solving skills to negotiate alternate lease terms to prevent recurring issues.
Job Details:Duties & Responsibilities:
- Perform independent financial and management oversight of the national Tax Appeal and External Audit programs:
- Establish annual program savings projections and consultant fee budget. Manage vendor activity to deliver savings and fee expenditures according to plan. Approve vendor invoices and complete budget accruals each period. Communicate any savings or fee forecast adjustments to Finance.
- Negotiate vendor contracts, establish territory allocations, and approve or deny vendor proposals. Establish monthly reporting for vendor activity and provide recommendations for any required adjustments to ensure program performance metrics are achieved.
- Interpret legal documents to ensure accuracy of audits performed by external vendor. Provide guidance to vendors, Landlords, and Landlord attorneys/representatives regarding lease interpretation. Negotiate settlement agreements for disputed charges and prepare legal documents to memorialize agreements.
- Prioritize and manage the identification and reconciliation of outstanding utility accruals for stores located within shopping centers. Review, audit and approve utility exceptions to ensure payment(s) are accurately submitted by third party vendor to landlords. Negotiate alternate lease terms with the Landlord, as well as draft lease language and create legal documents (as necessary), such as Lease Modification Agreements, to prevent future issues from recurring.
- Establish and maintain a tax appeal database. Partner with tax appeal vendors to obtain parcel information and tax assessment data. Upload data into the Lease Administration platform (Lucernex) for future use by internal Audit team.
- Partner with Lease Audit Manager, Lease Renewals, and Legal Department to provide guidance and resolve disputed cam, tax and insurance related expenses.
Knowledge, Skills and Abilities (KSAs):
- Advanced skills in communication (verbal and written), problem solving, negotiation, multi-tasking, analytical and project management.
- Knowledge and understanding of real estate concepts, practices and procedures.
- Understanding of and ability to draft legal documents and complex lease language.
- Knowledge and understanding of the retail industry.
- Knowledge and understanding of financial concepts (IRR, EBITDA, gross margin, etc.).
- Attention to detail, organization, and timely follow-up.
- Ability to manage and track, in an organized manner, a large volume of tasks.
- Advanced knowledge of word processing, spreadsheet, and database applications.
- Capable of working independently.
- Advanced knowledge of financial and accounting principles.
- Proven self-starter with excellent organizational skills in order to balance multiple projects and produce accurate data in a high-productive, deadline-oriented environment.

Work Experience &/or Education:
- Business management degree or related field, or 3-5 years' work experience in Real Estate, Lease Audit, Accounting or related field.
