GENERAL SUMMARY:

Sr. Manager Lease Renewals is responsible for strategic oversight of lease expiration management and renewal activity of approximately 1,500 lease renewal projects each year. The Sr. Manager will direct a team of lease renewal negotiators, following pre-described metric processes for renewal decisions, working with Operations, Market Planning, Real Estate and Real Estate Legal to accommodate relocation, renewal and store closing decisions.

DUTIES and RESPONSIBILITIES:

 

  • Manages Team members' activities with respect to detailed analyses of store performance history, lease language, market data, and co-tenancy conditions to develop the appropriate renewal, closing or relocation strategy. Directs Team members in the interpretation of financial data used to complete a renewal proforma and evaluates trade area maps, aerial and field imagery, and demographic data to assess impacts on renewal decisions. Present strategic recommendations to senior management on proposed course of action. 
  • Negotiates with Landlords, Landlord's Attorneys and Property Managers, and provides guidance to team members in negotiating business terms and conditions for lease renewals. Ensures negotiated outcomes align with store performance, company financial parameters, and long-term strategic objectives, which ultimately will be approved by senior management. 
  • Manages, develops, and mentors direct reports, including hiring, performance management, and professional development. Provides ongoing coaching and training to strengthen technical and negotiation skill sets. Evaluates departmental processes to identify performance gaps and implements strategic improvements to proactively address evolving market conditions. Oversees reporting and tracking tools to ensure timely follow-up and accurate reporting across all active projects and initiatives. 
  • · Timely review and submission of lease renewal contracts to the Vice President, Lease Administration, to avoid lost leases and month to month lease status where possible, in accordance with DG policies and procedures. 
  • Drafts and reviews complex lease language and formal notices in accordance with established Lease and Legal Department guidelines, engaging in-house counsel as appropriate, and directs team members activities regarding same. 
  • Serves as cross-functional liaison between the Lease Renewals Department, Field Real Estate, Operations, Construction, Lease Administration, Market Planning, Store Facilities Maintenance, and other company departments with regard to decisions related to lease renewal activity. 
  • Manage process of rent form entry and lease document abstractions to ensure reliable data that supports negotiations, asset decisions, and leadership approvals is entered accurately in Lucernex.

  • This person must be able to work in a highly confidential, professional team environment and possess advanced skills, such as, communication, technology, team problem solving, negotiation, multi-tasking, analytical and leadership.

  • The individual must be a dedicated team player, a progressive leader, customer service driven, capable of working independently, and self-motivated. Finally, this individual must possess the professionalism to effectively communicate, both verbal and written, to members of Senior Management, Field Real Estate and Operations Field Personnel, and a large variety of third parties, such as Landlords, Attorneys, and Property Managers
Qualifications:

WORK EXPERIENCE and/or EDUCATION:

  • ·BBA from an accredited college or university perferred.
  • Lease Administration/Finance background and prior experience.
  • Prior management experience.
  • 4+ years experience in Lease Administration.
