General Summary:
This position is responsible for managing the remodel initiative activity, negotiating landlord-responsible maintenance work in conjunction with (or prior to) DG remodels, obtaining landlord consent to perform work on behalf of landlord, and negotiating scopes of work for facility upgrades or property improvements. This individual must utilize independent, critical thinking, problem-solving and analytical skills to negotiate short- and long-term lease extension agreements, analyze property details to identify property concerns, perform in-depth lease research, and apply practical real estate knowledge in making appropriate decisions and enforcing lease provisions.
Job Details:Duties & Responsibilities:
- Manage and participate in activities related to the Elevate/Renovate remodel initiative. Partner with Construction to obtain site survey results and scope recommendations, conduct wholistic review of assets through street view tools to identify facility concerns, analyze landlord ticket data, lease responsibility, and obtain operator feedback to determine facility needs. Develop the appropriate renewal strategy based on the research conducted. Responsibilities include financial analysis, risk mitigation, legal review, and pipeline management. Prioritize projects, as necessary, to ensure lease extensions are secured in advance of remodel fixture start dates so that the costs of the remodel project may be amortized over the available lease term.
- Conduct independent negotiations with the Landlord, Property Manager or Landlord's attorney and perform a financial metrics analysis for stores in the remodel pipeline to arrive at an agreement that is within the Company's financial parameters and strategic goals. Negotiations will result in landlord-responsible maintenance work being performed in conjunction with (or prior to) DG's remodel, and/or monetary contribution towards DG completing landlord scope of work items. For projects requiring Landlord involvement or approval, negotiate scopes of work for facility upgrades or property improvements and obtain consent for DG to perform work on behalf of landlord.
- Manages external consultant in supporting the Elevate/Renovate remodel initiative. Effective management of pipeline includes providing direction and accountability to a team of external brokers, reviewing deals, as necessary, to ensure the terms align with the Remodel Maintenance Program's goals and Dollar General's long term strategic real estate plans. Review and assist in drafting legal documents to maintain the integrity of our lease, and present deal terms, as needed, to the Director of Asset Strategy.
- Develop and manage reports to communicate on-going activities to senior management, seeking direction on site-specific issues as necessary. Draft and negotiate highly structured lease language and create legal documents (as necessary) in accordance with the Lease and Law Department established guidelines, securing assistance from in- house counsel as needed.

- Advanced knowledge of word processing, spreadsheet, and database applications.
- Required to work independently.
- Ability to effectively communicate both verbally and in written form to high level internal and external partner.
Work Experience &/or Education:
- Paralegal, Business Management degree (or related field) or demonstrable equivalent experience.
- At least five (5) years' experience in Facilities Management, Legal, or Lease Administration fields preferably in a retail environment.
