Summary of Job Description:
The Development Design Manager is responsible for creating site designs for a regional market consistent with the company's brand standards, while adhering to cost, schedule, and operational requirements. This position manages 40-50 projects annually. The position manages consultants and coordinates with in-house Real Estate, Construction Managers, and Operations on the real estate development process.
You'll get a chance to:
Create site designs that meet company standards within a regional market; manages 40 – 50 projects annually.
Review/Analyze due diligence information as the basis for developing preliminary site plan designs.
Successfully negotiating with regulatory agencies to uphold Panda's brand standards.
Coordinate with architectural and civil consultants to develop preliminary planning submittal packages for city review and approval.
Hire and supervise outside consultant's work in terms of cost and quality of the construction documents.
Present designs to internal leadership team (RESAC), operations, regulatory agencies, and landlords.
Partner with Construction and Real Estate to successfully manage regional store development pipeline.
Exhibit leadership on triad calls and demonstrates drive for results.

Your background and experience:
- Bachelor's degree in Civil Engineering, Urban Planning, Architecture, or related field
- Minimum seven years of architectural and construction experience, in a retail/hospitality environment
- Experience preparing and managing development projects, including: specific plans, zoning code amendments, design standards, construction documents, and all necessary entitlements
- Successful completion of initial and periodically required trainings.
- Obtaining a valid Food Handler's Card within 30 days of employment is a requirement of this position.
Pay Range: M2: $112,500 - $158,000 / Annual
* Within the range, individual pay is determined using various factors, including work location and experience.

ADA Statement:
While performing duties, counter areas are often hot with steam from steam table and food vapors. Workspace is restricted and employees are generally expected to remain standing for long periods of time. Employees must prepare hot and cold foods, use Chinese cook knife and other kitchen equipment and work quickly without losing accuracy. Employees must be able to lift up to 50 lbs., stand up to four hours and reach across counter tops measured at 36 inches to serve customers. Kitchens are hot and noise levels are usually high; storage space is limited and shelving is high. Employees must be able to work in a fast-paced work environment, have effective verbal communication skills, ability to adapt to a dynamic environment with changing priorities, and the ability to manage conflicts/difficult situations.
