POSITION SUMMARY:

The Project Manager / Accountant is responsible for developing, implementing, and overseeing all facets of project management accounting including (budget, schedule, procurement, project billings, change orders and final invoices etc.) for commercial real estate projects including planning, design, construction, occupancy, and closeout. Works in collaboration with the assigned property manager, building maintenance team, clients, owners, and others.

It is also the responsibility of the Project Management Accountant not only to exhibit legendary customer service when communicating with tenants, prospective tenants, owners, and vendors but also to focus on productivity and results. 
 

POSITION ESSENTIAL FUNCTIONS:

  • Create and execute project work plans and revise as appropriate to meet changing needs and requirements.

  • Manage all project documentation including contracts, budgets, and schedules.

  • Manage accounts receivable, handling retainage and issuing lien waivers as needed.

  • Reconcile bank statements, credit card accounts, and subcontractor/vendor invoices for payment.

  • Assist with accounts payable processing, including reviewing and approving invoices for payment.

  • Maintain detailed financial reports and support monthly, quarterly, and annual closing processes.

  • Collaborate with project team to review job cost reports, investigate variances, and provide financial insights.

  • Ensure compliance with company policies, industry standards, and relevant regulations (including certified payroll if required)

  • Perform other accounting duties such as general ledger maintenance and ad-hoc analyses.

  • Track project timelines and costs.

  • Assist management in the implementation of and monitoring the adherence to project governance practices and policies.

  • Prepare various RFPs needed for vendor and contractor services for the complete project.

  • Follow procedures for distribution, receipt, opening, leveling and award of project bids.

  • Commit to quality by evaluating project-related processes.

POSITION REQUIREMENTS:

  • Bachelor's degree from an accredited institution in Accounting, Finance or related field, equivalent experience considered,

  • Minimum 5 years project accounting, with a minimum of 3 years in the construction industry.

  • Must have experience job costing, project billing, and expense coding in construction

  • Computer proficient, including knowledge QuickBooks, Sage, Viewpoint or similar construction specific tools.

  • Familiar with AIA billing processes, percentage of completion accounting, and construction specific cost codes (CSI Master Format)

  • Advanced demonstrated knowledge of financial terms and practices.

  • Highly organized. Ability to multi-task and work both in a team and independently.

  • Strong analytical skills.

  • Strong interpersonal skills with an ability to interact with executive level external and internal clients.

  • Excellent written and verbal communications skills.

  • Ability to successfully communicate with architects, contractors, client's representatives, and team members.

Pay Rate: $105,000 - $115,000

This is a dynamic, on-site role that places you at the heart of the action. As a result, an essential function of this position is working on-site. Remote or hybrid options are not available. Being on property allows you to build strong relationships with clients and tenants, respond in real time, and make a visible impact every day.
